“We’ve been working on this for 13 years,” BET Director of Development Peter Clelland reportedly said to the planning commission.

Planning commission members reportedly told BET representatives that the township wants to modify the Dresher Overlay, a planning zone that allows variations from the area's normal residential zoning, so that both BET's proposed development and another nearby development could be better maintained.
